Here’s an overview of some of Salt Spring’s most well-loved areas to help you get a sense of where you might want to put down roots.
Ganges: The Island’s Vibrant Hub
If you want to be close to shops, galleries, restaurants, and the famous Saturday Market, Ganges Village is the heart of it all. It’s the most walkable part of the island, with easy access to services, schools, and the marina. Homes range from cozy cottages to modern view properties overlooking the harbour.
Good for: walkability, year-round activity, convenience

Vesuvius: Sunset Views & Ferry Access
Located on the northwest side, Vesuvius is known for its warm microclimate, ocean views, and gorgeous sunsets. It’s also home to the Vesuvius–Crofton ferry, making it convenient for those who travel frequently to Vancouver Island. The beach is one of the island’s most swimmable, and summer evenings here are something special.

Fulford Harbour: Laid-Back Coastal Living
Tucked into the south end of the island, Fulford is where the Swartz Bay–Fulford ferry docks. It’s a great area for those who want a mix of nature, privacy, and access to the mainland.

Fernwood & St. Mary Lake: Forest, Farms & Family Life
Located in the island’s northeast, Fernwood is a peaceful area with a rural feel, ocean views, and strong community ties. It’s near St. Mary Lake, the island’s largest lake and a popular swimming spot. You’ll find everything from modest homes to larger acreages and family farms.

South End: Privacy & Natural Beauty

The north end includes the Vesuvius and Southey Point areas, where you’ll find stunning west-facing waterfronts and expansive lots. It’s more rural than Ganges, with forested roads and a mix of full-time and seasonal homes. Many properties here offer views of Vancouver Island across the water.
